Buyer's checklist

There are so many things that race through your head when deciding to buy a home,especially if it is the first time and you are already nervous about the process.

I have compiled a home buying checklist  to narrow down the most essential elements  in the hope that it will  make the process clearer for you. I hope it helps.

Part 1

Hire a Real estate agent that you trust and understands your needs.

Have your Agent explain the Agency relationships between all parties involved

Have your Agent go over the Buyer Agency Agreement and the complete buying process

Calculate your budget

Decide on your location or at least narrow down the parameters to one or two desirable areas.

Find a mortgage consultant and get pre-approved for a mortgage.

Decide on the non-negotiable (the most important things you must have in a home and cannot do without)The deal breakers.

Decide on the negotiables (things like finished basement,walkout,3 bathrooms etc.) that you could live without

Have your Agent e-mail some mls listings in your area and narrow the list down to the most desirable properties.

Re-evaluate your non-negotiable list

Have your Agent take you on viewing appointments , and open houses and make notes preferably on the feature sheets taken, about the positive and negative features of each place.

Get updates (daily, if necessary)  from your Agent on new listings in your target area

Find a property that meets most of your criteria and decide to place an offer

Review the offer document with your Agent and fully understand all clauses and the negotiation process.

Have your Agent explain the Land Transfer Tax and closing costs.

Sign the Agreement of Purchase and Sale.

Congratulations - WHOO HOO you bought a house

Part2

Prepare your deposit (usually a certified cheque) for your Agent to deliver to the listing broker

Have your Agent book a home inspection (if necessary) with a home inspector of your choosing( with several recommendations from your Agent)

Secure your Mortgage.

Choose a lawyer (also with the help and recommendation of your Agent and preferably someone familiar with Real Estate law)

Take a deep breath and remember that buyer's remorse is normal at this point. Remember why you love the house.

With the help of your Agent, find a good moving company

Sign waiver documents on all conditions as explained by your Agent.

Prepare all necessary mortgage documents for final approval...like letters of employment, proof of down payment funds

Make sure all down payment funds are secure and liquid.

Have your Agent review land transfer tax,surveys, title insurance and closing costs and make sure funds are available for this.

Take another deep breath after you realize you can't afford supper tonight.

Visit your property twice if necessary for measurements, design projects, and to make sure things are as advertised.

Meet with your Lawyer to sign the final documents and present the down payment.

Pick up the keys and have a glass of champagne

Move in and party (oh... you can't afford a party? just kidding. you just made the best decision of your life) ENJOY !!!!!!
